What It Really Costs to Live in Water Oak in 2027

When you buy a home in Water Oak, you own the house, but you lease the land it sits on. So the price of the home is only part of the story. The real question is what you'll pay every month to live here. Here's what Sun Communities, the company that runs Water Oak, estimates for 2027, laid out plainly so you can plan.

What the $90.46 covers

  • Real estate tax pass-on: $48.90
  • Fire & rescue: $25.49
  • Curbside trash pickup: $16.07
  • Mailbox rental: $1.00
Water and sewer are extra and change each month depending on how much you use.
Tip: the yearly tax, fire, and trash charges can be paid all at once on or before January 1 for a 4% discount, which comes to $1,035.88 for the year. Mailbox rental isn't included in that amount.

Sun notes that the tax pass-on can vary from one home site to another, depending on the prospectus for that site, and that the amount shown is the highest among them.
